Dress Your House for Success!
To get the best value for your home, make sure it looks
its best! Here are some pointers.
The Best way to make a buyer "feel at home" is to create an environment similar to that found in a model home. Obviously, you can not recreate the feeling of a perfect display home without starting from scratch, but there are some valuable techniques to be learned.
When walking into a model home you will notice several key points.
- The environment is neutral.
- The Colors and interior decorating accent the home’s features.
- The smell is new and clean.
- The sound is either quiet or enhanced by subtle background music.
- All details are looked after from the manicuring of the lawn to a floral arrangement in the entry.
- Does your yard look well maintained?
- Are the trees and bushes trimmed?
- Is your lawn mowed and edged?
- Is your lawn free of weeds and trash?
- Are the decks and patios clean?
- Does your house need painting?
What is a buyers first impression? Remember you only get one opportunity to make that first impression. Make sure your home is ready to be on today’s competitive market! Appeal to the senses.
- LIGHTEN UP– Bring on the Light! Open all draperies, turn on lights for a cheerful look.
- CREATE NICE AROMAS — Make your house smell nice, open windows, set out flowers, burn candles or bake!
- ADD MUSIC — Soft background music creates a relaxed mood. Never have a TV on when the house is showed.
- YOUR PRESENCE — Most buyers won’t relax and closely inspect a home if the owners are present.
- YOUR CLOSETS — Clean them. Have doors slightly ajar and turn on lights to draw attention to them.
- PETS ARE NICE, BUT … Not everyone loves them. Pets should be out of the house, if not off the property. Some people do not like dogs, and others do not like cats or object to them because they are allergic.

PERHAPS THE MOST IMPORTANT ROOM IN THE HOUSE IS THE KITCHEN!
- Put a quarter section of lemon in the disposal and grind it up.
- Consider replacing outdated light fixtures.
- If your appliances are dated by colors, consider having them refinished.
- Spruce up kitchen cabinets by installing new knobs or hardware.
Organize the cabinets! - Remove all small appliances and gadgets from countertops.
- If your linoleum floor is badly worn, replace it with neutral no-wax flooring or tile.
- It can have a major impact on the value of your property. Make sure the room is virtually spotless.
